Inventory in Howard County has been building, with active listings up about 14% from last year and sitting at 438 in July. New listings also rose from June, even though they are slightly below last year, giving buyers more options than earlier in the year. At the same time, homes sold dropped nearly 26% year over year and pending sales are down, showing a cooler pace of closed deals despite more homes on the market.
Prices are adjusting to this shift. The typical home value is just under $190,000 and has edged down compared with both last month and last year, while the median list price is up more than 16% year over year, suggesting some sellers are still reaching for higher asking prices.
Days on market have shortened dramatically from a year ago to a median of 27 days, and about half of homes go off the market within two weeks, even though months of supply has climbed to 2.6 and more than doubled year over year. Only about one in five homes sells above the list price and the average sale-to-list ratio is just under 98%, indicating buyers have a bit more room to negotiate than during hotter periods.
