Typical home values are down compared with last July, while the median list price has inched up, signaling some sellers still aiming higher. Active listings have risen more than 20 percent over the past year, and months of supply is up sharply, reinforcing its current status as a buyer’s market.
In the latest July 2026 snapshot, the median sale price sits around $188,000, with a median list price near $232,000. Homes spent a median of 49 days on the market, and about 18 percent of sales closed above the asking price, with sellers receiving roughly 96 percent of list on average.
Momentum has shifted in recent months as activity picks up into summer. Closed sales climbed to 23 in July, up from 16 in June, and new listings jumped from 25 to 40 over the same period. Inventory has also grown, reaching 134 active listings, yet months of supply tightened from 5.7 in June to 4.2 in July, suggesting demand is absorbing some of that new stock. Compared with Indiana overall, Washington County offers lower home values and more supply than the state’s 2.8 months, which can benefit price-sensitive buyers.
