Madrid is currently tilted toward sellers, with the market gauge signaling a seller's market. Months of supply sit at a lean 1.5, which typically indicates buyers face limited options. Homes are also holding much of their asking price, with the average sale-to-list ratio near 99 percent.

In this rolling three-month view through May 2026, prices have eased even as competition stays firm. The typical home value is down more than 14 percent from a year ago, and median list prices have risen by roughly 14 percent year over year, suggesting sellers are reaching higher while closed sale prices trend lower. Inventory has grown compared with last year, with active listings up about 23 percent even though new listings are down around 11 percent. At the same time, pending sales are up more than 15 percent year over year, showing steady buyer interest.

Homes are taking longer to sell, with the median days on market now at 51 days, much higher than a year ago. Yet nearly 47 percent of recent sales closed above the list price, and more than a third of homes went off the market within two weeks, pointing to intense interest for well-priced properties.
