May’s finalized data reported the typical value of a home in the city to be $260,000—up 8.33% over the previous 12 months. For comparison, county-level data pegged home values at $256,500 in Natchitoches Parish for the most recent reporting period. That number is expected to float around $265,750 in June.
Natchitoches had 9 new listings and 16 listings that went under contract in May, decreasing the area’s total available inventory to 28—down 20.0% from the previous month. Inventory is projected to have further decreased in June.
Of those 28 active listings, 32.14% reduced their price in the month of May. The median listing price for homes in Natchitoches fell 10.69% from April to May, bringing the current median listing price to $259,000. Based on projected data for June, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In May 2025, the median time for a listed property to go pending was 64 days, compared to 56 days in May 2024.
