December’s finalized data reported the typical value of a home in the city to be $312,500—down 3.85% over the previous 12 months. For comparison, county-level data pegged home values at $354,500 in Baltimore County for the most recent reporting period. That number is expected to float around $351,750 in January.
Lochearn had 19 new listings and 23 listings that went under contract in December, decreasing the area’s total available inventory to 44—down 0.0% from the previous month. Inventory is projected to have further decreased in January.
Of those 44 active listings, 27.27% reduced their price in the month of December. The median listing price for homes in Lochearn fell 2.89% from November to December, bringing the current median listing price to $339,900. Based on projected data for January, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 42 days, compared to 49 days in December 2024.
