Inventory in Norfolk County expanded in April, with active listings up sharply from March and modestly higher than a year ago, reaching 2,072 homes. New listings also increased month over month, yet they were slightly below last year, suggesting more choices than in early 2026 but not an overwhelming surge in supply.

Contract activity picked up as the spring season progressed, with 502 homes sold in April, a strong jump from the prior month and also above last year. Pending sales rose from March but trailed year-ago levels, indicating that while buyers are active, they may be more selective than they were in 2025.

Pricing is reacting to this mix of demand and supply, as the typical home value climbed nearly 9% from March and more than 8% from a year earlier to about $787,000, sitting well above the statewide median of roughly $653,000. Even with median days on market shortening to 20 days from last month and more than half of homes selling above list price, months of supply edged up year over year to 2.6 months, keeping conditions tilted toward sellers but with a bit more breathing room for buyers.
