Rockport’s rolling three-month data through May 2026 shows home values edging higher year over year, with the typical home value up about 3 percent. Compared with a year earlier, homes sold are up more than 58 percent, pointing to stronger closed-sale activity even as new listings have slipped nearly 12 percent.

In the latest period, the typical home value sits around $859,000 while the median list price is slightly lower at about $842,000, suggesting buyers are seeing some alignment between asking and selling prices. Conditions still tilt toward sellers with roughly 5.1 months of supply, down sharply from a year ago, and an average sale-to-list ratio just above 101 percent.

Homes are taking longer to sell than last year on a rolling basis, with median days on market up more than 100 percent year over year, yet more than half of listings still go off the market within two weeks.
