Compared with Worcester County overall, where typical values are closer to $470,000 and have slipped slightly over the past year, Westborough continues to sit at a higher price point.
Despite slower sales and longer marketing times, conditions still tilt toward sellers, with a seller’s market gauge of 22 and only about 18% of recent sales closing above list price. Around 7% of listings reported a price cut, and the average sale-to-list ratio sits just under full price at 0.996, suggesting buyers have a bit more room to negotiate.
