Chelsea’s rolling three-month numbers show home values and asking prices easing compared to a year ago. Typical home values are down a bit year over year, and median list prices have dropped more noticeably, indicating some pricing reset. At the same time, both active listings and new listings are running well below last year’s levels, pointing to tighter inventory.

Looking at the latest rolling period through May 2026, buyers are seeing a median list price of about $370,000 and a typical home value close to that level. Fewer homes are available, with active listings down more than 25 percent from a year earlier while months of supply has fallen to 1.7, reinforcing Chelsea’s status as a seller’s market.

Homes are moving more quickly than they did a year ago, with the median days on market at 32 and more than half of properties going off-market within two weeks. Roughly 40 percent of recent sales closed above the asking price, and the average sale-to-list ratio sits just over 100 percent, suggesting that well-priced homes still attract strong offers. With homes sold only slightly below last year’s pace despite fewer new listings and pending sales, conditions favor informed pricing and careful offer strategies.
