Inventory and contract activity in The Vistas are showing notable shifts in this rolling three-month view through September 2026. Active listings are up about 11 percent year over year while new listings have climbed nearly 20 percent, yet homes sold have only inched up roughly 2 percent, contributing to months of supply rising to 4.4 from 3.7 a year ago.
Pricing is adjusting to this looser balance between buyers and sellers. The typical home value is down about 12 percent year over year and the median list price is off nearly 14 percent, even as the average sale-to-list ratio has slipped slightly to just under 97 percent.
