Belmar’s rolling three-month snapshot shows fewer homes changing hands than a year ago, with homes sold down more than a quarter and pending sales falling even more sharply. Active listings have also dropped by about a quarter year over year, leaving buyers with fewer options. Even with leaner inventory, months of supply has risen nearly 30 percent over the past year to 2.3 months, pointing to a bit more breathing room than last summer.
