Westerlo home prices in this rolling three-month view are up sharply from a year ago, with the typical home value rising about 56 percent to roughly $491,000. At the same time, median list prices are down slightly year over year, suggesting sellers may be pricing more conservatively than recent sale trends. Sales activity has cooled, with homes sold down about 59 percent from last year even as pending sales have surged more than 250 percent.

Current inventory is relatively high for the size of the market, with 13 active listings and about 11 months of supply, a large increase from a year ago. Homes are taking much longer to sell, with the median days on market up dramatically to 102 days, compared with much quicker sales last year. Despite that slower pace, none of the recent sales closed above list price and the average sale-to-list ratio has slipped to just under 91 percent, showing buyers have more room to negotiate.

Viewed over time, Westerlo has swung from periods of tight supply and fast sales to today’s slower, inventory-rich conditions. New listings are up about 35 percent year over year, giving shoppers more options, while the drop in sold-above-list share from last year’s levels underscores a shift in bargaining power.
