Cabarrus County is seeing more homes available and slower movement through the pipeline. Active listings are up slightly from last year, and months of supply has climbed to 4.5 months, an increase of more than 80 percent year over year. At the same time, homes sold and pending sales are both running below last year’s pace, pointing to softer demand.
Prices are adjusting to this cooler backdrop. The typical home value is down about 8 percent from a year ago, and the median list price is roughly 4 percent lower, while the average sale-to-list ratio has edged just under 98 percent. Sellers are also conceding a bit more, with only about 10 percent of sales closing above list price, and homes taking a median of 65 days to go under contract, up notably from both last month and last year.
Compared with North Carolina overall, Cabarrus County’s prices have softened more, even though inventory levels and months of supply look similar to the state’s. The mix of higher supply and fewer closings gives buyers more room to negotiate, but sellers who price in line with current conditions can still find success.
