The typical home value in Rowan County is projected to be $278,500 for the month of May. April’s finalized data reported the typical value of a home in the county to be $279,500—down 1.93% over the previous 12 months. For comparison, state-level data pegged home values at $382,400 in North Carolina for the most recent reporting period. That number is expected to float around $384,000 in May.

Rowan County had 612 active listings in April, including 242 new listings. Overall, active listings were up 5.7% from the previous month.

Of those 612 active listings, 28.43% reduced their price in the month of April. The median listing price for homes in Rowan County fell 1.51% from March to April, bringing the current median listing price to $320,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In April 2025, the median time for a listed property to go pending was 49 days, compared to 39 days in April 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this May.
