Harrisburg currently leans toward sellers, with the market gauge pointing to a seller’s market despite signs of cooling. Months of supply sits at 4.7, higher than in much of the past two years, giving buyers a bit more room to negotiate. At the same time, the average sale-to-list price ratio remains tight at about 99 percent, so sellers are still achieving prices close to their asking levels.

In this rolling three-month view through April 2026, prices are higher than a year ago even as listing strategies adjust. The typical home value is up more than 13 percent year over year, yet the median list price has dipped compared with last year, hinting that sellers may be pricing more cautiously to meet buyers where they are.

Inventory and activity patterns reinforce this shift. Active listings are down around 10 percent from a year earlier, but homes sold and pending sales are both up double digits, suggesting demand is still solid. Homes are taking longer to sell, with the median days on market stretching to 97 days, and only about 8 percent of recent sales closing above list price compared with much higher shares in prior years.
