Eastside currently leans toward sellers, with the market gauge signaling a seller’s market. Months of supply sit at 4.5, very similar to Charlotte overall, suggesting conditions that are not overly tight but still favor sellers. At the same time, homes are taking longer to sell than in recent years, with a median of 62 days on the market in this rolling three-month period.

Pricing has been relatively steady, with the typical home value near $390,000 and essentially flat compared with a year ago. List prices, however, are up from last year, and the average sale-to-list ratio is just under 99 percent, indicating buyers rarely negotiate deep discounts. The share of homes selling above list is just under one in five, well below the peaks of 2023 and 2024 but slightly higher than a year ago.

Inventory has expanded, with active listings up double digits year over year and new listings also higher, giving buyers more options than in past spring seasons. Even with more choices, rolling three-month sales are only slightly lower than a year ago, and pending sales are up modestly, showing that demand is still solid.
