Homes in Southeast Charlotte are taking more time to sell in this rolling three-month view, with the median days on market rising to 45, up from 34 days a year ago. This slower pace stands in contrast to the broader city, where homes typically sell for less and the market shows a slightly higher 3.9 months of supply compared with Southeast Charlotte’s 3.3 months.
Prices have generally edged higher year over year even as momentum cools. The typical home value is up about 2 percent from last year. At the same time, months of supply has jumped nearly 60 percent, and active listings are up about 13 percent.
Demand has moderated but not disappeared. Homes sold increased a bit over the past year, and pending sales also show a modest year-over-year gain, even though fewer properties are going under contract than just a few months ago. Far fewer sellers are seeing bidding wars, with the share selling above list price down sharply from last year. With an average sale-to-list ratio just under 99 percent, pricing is still tight, but buyers have more room to negotiate than they did in 2024.
