Homes in Southeast Charlotte are taking a bit longer to sell in the latest rolling three-month view, with the median days on market at 42. Even so, more than half of listings are still going under contract within two weeks, showing that well-priced homes can move quickly.

Prices have been climbing, with the typical home value up about 12% from a year ago and now just over $600,000. Listing prices are rising more modestly year over year, suggesting sellers are testing the market but staying relatively close to buyer expectations. Compared with the broader Charlotte area, Southeast Charlotte’s typical sale price is significantly higher, reflecting its premium positioning.

Inventory has expanded, with active listings up roughly 15% from last year and months of supply at 3.2, higher than last spring but still tighter than the citywide level. Homes sold and new listings have both risen by double digits year over year, indicating more movement on both the buy and sell sides. The share of homes selling above list price has eased to about 27%, while the average sale-to-list ratio hovers just under 100%, pointing to fewer bidding wars but very little overall discounting.
