Yorkmount’s rolling three-month snapshot shows inventory edging up while sales stay fairly steady. Active listings are slightly higher than a year ago, and months of supply has risen to about five months, above the 4.1 months seen across Charlotte. Contract activity remains solid, with pending sales and homes sold only modestly different from last year.

Pricing is clearly adjusting in response to this looser balance between supply and demand. The typical home value over the period is down sharply year over year, and median list prices have also fallen by double digits compared with a year ago. Despite those declines, the average sale-to-list price ratio still sits just under 97 percent, and only a small share of homes are closing above list, a big change from the much hotter conditions seen in 2023.

While pricing has softened, homes that resonate with buyers are not languishing as long as before, with median days on market over the rolling three months shorter than they were earlier in the year. New listings are coming to market at a faster clip than last year, giving buyers more choice but also asking sellers to price carefully to stand out.
