Inventory in Yorkshire stayed fairly lean in March, with 25 homes on the market and 31 new listings added. Even with inventory down about 24% from last year and new listings off by roughly 39%, buyers are seeing a bit more choice month over month, as inventory rose nearly 9%.
Homes are taking longer to go under contract, with the median days on market up to 72 days, a jump of about 14% since last month and more than 63% over last year. Only about 21% of recent sales closed above the list price, and the average sale-to-list ratio sits just under full price at about 0.986, signaling buyers have a bit more room to negotiate.
Pricing is adjusting to these conditions, with the typical home value in Yorkshire at about $362,500, down nearly 13.7% from a year ago and about 11.2% since last month, and notably below Charlotte’s typical value of $426,000. Looking ahead to April 2026, the typical home value is projected to ease further to around $339,750, while the projected median list price is expected to edge higher to $435,000 and inventory to nudge up to 26 homes, creating a mixed setup for pricing.
