Inventory and contract activity in Yorkshire have shifted notably in this rolling three-month view. Active listings are up more than 20 percent year over year to 87, while new listings have surged by nearly half, indicating more homeowners are putting properties on the market.

Demand is still present but looks more balanced than a year ago. Homes sold are up slightly year over year, yet pending sales have dipped compared with last year, and the share of homes selling above list price has fallen to about 13 percent.

Pricing is adjusting to these conditions, with the typical home value down more than 12 percent from a year ago even as the median list price has held roughly flat. Homes are taking much longer to sell than last year, with median days on market jumping to about 55 and months of supply rising to 4.1, matching the wider Charlotte market and signaling a cooler environment than in past spring seasons.
