Year-over-year, Orange County’s home values have climbed notably, with the typical home value up nearly 20 percent while the statewide median dipped slightly. Inventory has expanded as active listings rose about 25 percent over last year and months of supply more than doubled to 4.6, aligning with the broader North Carolina level.
In the latest August snapshot, buyers saw some price relief as the typical home value slipped a few percent from July and the median list price fell more than 6 percent month over month. Even with that softer pricing, conditions stayed steady, with homes selling at roughly 98 percent of list price and about one in five closing above asking.
Recent activity shows a market in transition, as homes sold in August were essentially flat year over year while pending sales and new listings posted mid-single-digit and high-single-digit gains. Median days on market held just over a month and have shortened from earlier in the year, suggesting well-priced homes still move at a reasonable pace.
