Year over year through May 2026, Orange County’s typical home value has risen about 5 percent even as asking prices have moved lower. Median list price is down more than 11 percent from a year ago, while active listings are up about 19 percent, giving buyers more options than last spring.

Looking at the latest monthly snapshot for May, homes typically sold for about $571,000 with a median list price near $544,000. Sales volume edged up almost 4 percent from last year and pending sales climbed nearly 9 percent, showing that demand is still solid despite shifting pricing.

Conditions are somewhat tighter than the statewide picture, with Orange County at 3.3 months of supply compared with 4.3 months across North Carolina, and only about 29 percent of homes selling above list as the average sale-to-list ratio hovers just under 100 percent.
