Year over year, home values in Orange County have jumped sharply, with the typical home value up more than 20 percent and the median list price also higher than last July. Compared with North Carolina overall, where prices have inched up only slightly, Orange County is showing much stronger price growth.

July’s snapshot shows a typical home value around $588,000 and a median list price just under $520,000, even after a noticeable month-over-month dip in both measures. At the same time, homes are taking longer to sell, with median days on market rising to about six weeks and months of supply climbing to 3.8, signaling more breathing room than earlier in the year.

Supply and demand both look more active than last summer, as active listings are up nearly 20 percent year over year and new listings have risen more than 20 percent as well. Yet closings and pending sales are only modestly higher than a year ago, and just over one in five homes are still selling above list while the average sale-to-list ratio hovers just under full price, so buyers and sellers both benefit from working with an Agent Pronto–recommended agent who understands these shifting conditions and can guide them through the Orange County market.
