Over the past year, Orange County home values have climbed 6.65 percent, outpacing the statewide trend where North Carolina values slipped 0.68 percent. With a typical home value of about $479,944 compared with $378,000 statewide, the area continues to sit on the higher end of the price spectrum.
In February 2026, sellers listed homes at a median price of $507,500 while buyers saw a median of 69 days on market, more than doubling year over year but dropping 16.87 percent from the prior month. Inventory reached 323 homes, up 17.03 percent month over month and 3.86 percent year over year, while a 4.4 months of supply and a seller’s market gauge of 32 show conditions still tilt toward sellers even as more options appear.
Looking ahead to March 2026, projections point to a slight softening in typical home value to about $460,916, with the median list price edging up to roughly $512,390 and inventory rising toward 346 homes. With nearly 18.89 percent of listings seeing a price drop, about 17.57 percent of sales closing above list, and pending sales down 42.29 percent year over year, both sides need sharp guidance to navigate shifting leverage and pricing.
