Year over year, Downtown Raleigh’s rolling three-month numbers point to a cooling but still valuable market. Typical home values are up about 4 percent from a year ago, yet the median list price has edged slightly lower. At the same time, homes are staying on the market far longer than last year and supply has expanded sharply.

Compared with the broader city of Raleigh, Downtown shows higher prices but significantly more inventory and a more neutral balance between buyers and sellers.
