Information and statistics on the latest trends in the Downtown Raleigh real estate market, updated for August 2025. *

The typical home value in Downtown Raleigh is projected to be $616,500 for the month of July. June’s finalized data reported the typical value of a home in the neighborhood to be $578,500—up 21.06% over the previous 12 months. For comparison, city-level data pegged home values at $459,000 in Raleigh for the most recent reporting period. That number is expected to float around $468,500 in July.

Downtown Raleigh had 46 new listings and 27 listings that went under contract in June, decreasing the area’s total available inventory to 54—down 6.9% from the previous month. Inventory is projected to have further decreased in July.

The median listing price for homes in Downtown Raleigh grew 1.26% from May to June, bringing the current median listing price to $546,810. Based on projected data for July, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In June 2025, the median time for a listed property to go pending was 46 days, compared to 33 days in June 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this July.
