Year over year, Downtown Raleigh’s rolling three-month numbers point to a cooling but still valuable market. Typical home values are up about 4 percent from a year ago, yet the median list price has edged slightly lower. At the same time, homes are staying on the market far longer than last year and supply has expanded sharply.

In the latest three-month window through May 2026, the typical home value sits around $525,000, with the median list price just above that. Inventory has risen to about 100 active listings and months of supply has climbed to roughly 12.6, compared with much tighter conditions a year or two ago.

Demand has eased, with homes sold over the period down nearly 27 percent year over year and pending sales also lower, even as new listings are roughly flat. Only about 6 percent of recent sales closed above the asking price and the average sale-to-list ratio is just over 96 percent, indicating buyers have more room to negotiate than before. Compared with the broader city of Raleigh, Downtown shows higher prices but significantly more inventory and a more neutral balance between buyers and sellers.
