Inventory in King Charles is moderate in this rolling three-month view, with 45 active listings and about 5.2 months of supply, which is much higher than Raleigh’s 3.5 months. Homes are still moving at a reasonable clip, as 17 properties sold and 19 went under contract, even though both closed and pending sales are down notably from a year ago.
Pricing is adjusting from last year’s highs, with the typical home value around $403,000, down more than 10% year over year, while the median list price has climbed nearly 12%. This gap between sale and list prices, along with an average sale-to-list ratio of about 97%, suggests buyers have a bit more room to negotiate than in past peak periods.
Time on market has shifted as well, with the median days on market at 35, dramatically lower than a year ago and down sharply from earlier this year.
