July’s finalized data reported the typical value of a home in the neighborhood to be $344,000—down 0.29% over the previous 12 months. For comparison, city-level data pegged home values at $425,000 in Wilmington for the most recent reporting period. That number is expected to float around $406,500 in August.

Echo East-Carriage Hills had 30 new listings and 26 listings that went under contract in July, decreasing the area’s total available inventory to 15—down 11.76% from the previous month. Inventory is projected to have further decreased in August.

The median listing price for homes in Echo East-Carriage Hills grew 1.74% from June to July, bringing the current median listing price to $346,950. Based on projected data for August, listing prices may continue to grow.
