September’s finalized data reported the typical value of a home in the neighborhood to be $349,000—up 0.87% over the previous 12 months. For comparison, city-level data pegged home values at $459,900 in Wilmington for the most recent reporting period. That number is expected to float around $458,030 in October.
Echo East-Carriage Hills had 25 new listings and 25 listings that went under contract in September, increasing the area’s total available inventory to 14—up 7.69% from the previous month. Inventory is projected to have further increased in October.
The median listing price for homes in Echo East-Carriage Hills fell 9.97% from August to September, bringing the current median listing price to $315,000. Based on projected data for October, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
