Inventory in Crockett County has tightened recently, with active listings down about 15 percent month over month and 11 percent year over year to 41 homes. At the same time, new listings fell nearly 29 percent from May even though they are up sharply, more than 70 percent, compared with last year. Contract activity shows some mixed signals, with homes sold rising more than 30 percent from last month while pending sales dropped nearly 47 percent and are down about 15 percent year over year.
Prices appear to be reacting to this faster pace of closings and leaner supply. The typical home value reached about $284,000 in June, jumping more than 27 percent from May and roughly 24 percent over the past year, while the median list price sits much lower and is down about 12 percent annually.
Homes are moving through the market more quickly than earlier in the year, with median days on market falling to just over a month, far below the long marketing times seen in the winter. Months of supply has also tightened to around two months locally, compared with more than five months of supply across Tennessee, supporting Crockett County’s status as a seller’s market. Even so, buyers still have leverage on price, with an average sale-to-list ratio near 97 percent and no recent sales closing above list.
