Inventory in Crockett County has been edging up while deals keep moving. Active listings reached 49 in April, a modest increase from a month earlier, and months of supply sits at 4.6, slightly below the statewide 5.3 months. At the same time, contract activity is picking up, with pending sales jumping sharply month over month and new listings also rising from earlier in the year.

Pricing is responding to the mix of more inventory and stronger contract flow. The typical home value in April was about $249,000, up significantly from March, while the median list price has climbed more than 28 percent compared with a year ago. Sellers are seeing homes go under contract much faster, as median days on market dropped steeply from March even though they remain higher than the quick turnarounds seen in some past months.

Negotiations have shifted a bit in buyers’ favor, with the average sale-to-list price ratio around 93 percent and no recent sales closing above list price. Homes sold were down compared with last year, showing that buyers are still selective even as more properties come to market. With Crockett County running slightly tighter on supply than Tennessee overall but showing cooling in sale-to-list ratios, local insight is crucial.
