Inventory in Hardin County is building, with about 294 active listings in July and months of supply jumping to 11.3. Homes are taking longer to sell, with the median days on market rising to 72, much higher than a year ago. Contract activity shows some renewed momentum, as pending sales climbed sharply from June even though closed sales fell by nearly half month over month.

The typical home value reached about $268,000 in July, up strongly from a year earlier even as the median list price has dropped more than 30 percent year over year. This gap between sold values and lower asking prices suggests sellers are becoming more flexible while underlying values remain higher than last year.

Compared with Tennessee overall, Hardin County has lower sale prices and considerably more supply, pointing to a softer local environment. Only about 18 percent of homes sold above list in July, yet the average sale-to-list ratio has inched up to nearly 97 percent, indicating most sellers are still close to their asking prices.
