Hardin County is currently classified as a buyer’s market, with 279 active listings and 5.4 months of supply in May 2026. Homes sold jumped to 45 for the month, up sharply from April and more than 50 percent higher than a year ago. New listings also climbed over the past year, rising more than 40 percent and helping keep inventory relatively balanced even as demand improves.

Pricing is reacting to this mix of stronger sales and steady supply. The typical home value reached about $279,000 in May, up nearly 14 percent from April and almost 4 percent year over year, while the median list price is up more than 25 percent from last year. Most sellers are still negotiating, with the average sale-to-list price ratio around 94 percent and only about 5 percent of homes closing above the asking price.

Homes are taking longer to sell than they did a year ago, with the median days on market now around 75 days, even though that’s down sharply from April’s unusually slow pace. Compared with Tennessee overall, Hardin County offers lower typical sale prices while maintaining a similar level of supply, giving buyers a wider range of options at more accessible price points.
