Year over year, Lauderdale County’s typical home value has dipped by about 11 percent, even as the broader Tennessee market saw a slight uptick in prices. At the same time, months of supply in the county is up nearly 87 percent from last year to 4.6 months, aligning with its current classification as a buyer’s market.

In May 2026 specifically, the median list price jumped more than 24 percent from April and sits about 19 percent higher than a year ago, suggesting sellers are testing higher price points. However, the average sale-to-list ratio is about 95.7 percent and only 14 percent of homes sold above list, indicating that buyers still have room to negotiate.

Sales activity has cooled, with homes sold down roughly 8 percent year over year and pending sales falling more than 30 percent, while new listings have dropped over 50 percent from last May. Homes are also taking much longer to sell, with median days on market soaring to 81 days, more than doubling both month over month and year over year.
