Johnson County home prices in May 2026 were slightly lower than a year ago, with the typical home value down about 6 percent. Listing prices showed a similar trend, easing roughly 7 percent year over year. At the same time, sales activity strengthened, as homes sold rose about 11 percent from last May.

Inventory has tightened compared with last year, with active listings down about 11 percent and months of supply now at 4. Buyers are taking longer to commit, as the median days on market climbed to 71 days, up more than 30 percent from a year earlier. Even so, about 13 percent of recent sales closed above list price, and the average sale-to-list ratio is just under 99 percent, underscoring that well-priced homes still attract solid offers.

Looking at the latest monthly shifts, pending sales fell sharply from April, while closed sales and new listings pulled back more modestly. Supply edged up from the prior month, and current conditions align with a neutral market balance between buyers and sellers. Compared with Texas overall, Johnson County’s typical sale price sits slightly below the statewide median, and local inventory is a bit tighter than the state’s 5.3 months of supply.
