May’s finalized data reported the typical value of a home in the neighborhood to be $325,000—up 3.17% over the previous 12 months. For comparison, city-level data pegged home values at $252,500 in Laredo for the most recent reporting period. That number is expected to float around $251,750 in June.

Del Mar had 121 new listings and 73 listings that went under contract in May, decreasing the area’s total available inventory to 105—down 0.0% from the previous month. Inventory is projected to have further decreased in June.

The median listing price for homes in Del Mar fell 7.28% from April to May, bringing the current median listing price to $319,900. Based on projected data for June, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
