Northlake’s rolling three-month data through May 2026 shows softening prices compared with a year ago. The typical home value is down about 7% year over year, landing around $530,000. Listing prices, however, are up roughly 4% from last year, suggesting sellers are still aiming high even as closed-sale values ease.

Conditions on the ground point to a slower, more balanced pace than in past years. Homes are taking much longer to sell, with the median days on market jumping sharply from early 2024 to 94 days in the latest period, and only about 15% of properties are going under contract within two weeks. Supply has shifted too, with roughly six months of inventory now compared with less than half that level two years ago, yet active listings are actually down about 10% from last year as fewer new listings come to market.

Demand has cooled but not disappeared in this rolling three-month window. Homes sold are down about 6% year over year and pending sales are off by about 13%, while just over 8% of recent closings have achieved prices above the asking price and the average sale-to-list ratio sits just under 97%.
