October’s finalized data reported the typical value of a home in the city to be $476,500—down 4.42% over the previous 12 months. For comparison, county-level data pegged home values at $389,490 in Fort Bend County for the most recent reporting period. That number is expected to float around $399,240 in November.

Sienna Plantation had 53 new listings and 59 listings that went under contract in October, decreasing the area’s total available inventory to 233—down 12.41% from the previous month. Inventory is projected to have further decreased in November.

Of those 233 active listings, 51.5% reduced their price in the month of October. The median listing price for homes in Sienna Plantation grew 10.05% from September to October, bringing the current median listing price to $638,300. Based on projected data for November, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
