May’s finalized data reported the typical value of a home in the city to be $315,000—up 4.7% over the previous 12 months. For comparison, county-level data pegged home values at $399,990 in Fort Bend County for the most recent reporting period. That number is expected to float around $405,230 in June.

Four Corners had 10 new listings and 9 listings that went under contract in May, decreasing the area’s total available inventory to 13—down 18.75% from the previous month. Inventory is projected to have further decreased in June.

Of those 13 active listings, 23.08% reduced their price in the month of May. The median listing price for homes in Four Corners grew 5.51% from April to May, bringing the current median listing price to $344,500. Based on projected data for June, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
