Stafford’s rolling three-month data through May 2026 shows relatively stable home values compared with a year ago, with the typical home value up slightly year over year. Listing prices, however, are trending lower than last year, suggesting sellers are adjusting expectations. Fewer homes are selling above list price than a year ago, and the average sale-to-list ratio has edged down.

With only about 4 percent of sales closing above list price and supply higher than in previous years, both pricing and negotiation strategies matter.
