Conditions have shifted from the rapid pace of the past couple of years, with median days on market now about 30 days versus single digits in much of 2023 and mid-2024. Only about 9 percent of homes sold above list price in the latest period, and the average sale-to-list ratio is just over 98 percent, suggesting sellers are pricing more in line with what buyers will pay.
