Inventory has expanded much faster than statewide, as active listings are up nearly 36% compared with last year while Vermont overall is up about 18%. The share of homes selling above list price has climbed to about 30%, and the average sale-to-list ratio sits near 98%, signaling that well-priced homes still attract solid offers. At the same time, a months-of-supply figure under five and a median of 58 days on market suggest buyers have a bit more time and choice than a year ago.
