Franklin County home values have eased compared with last year, with the typical sale price down a bit more than 5 percent year over year in June. Listing prices also slipped slightly, falling just over 1 percent from a year ago. At the same time, inventory expanded sharply, with active listings up nearly 40 percent annually while months of supply roughly doubled to 3.9.
In the latest month, buyers saw more options and slightly more leverage than across Vermont as a whole, where months of supply stood higher at 5.2. Local prices also tracked below the statewide median sale price of about $424,000, giving Franklin County a somewhat more affordable profile within the state. Homes are spending a median of 42 days on the market, a big jump from last year but a noticeable improvement from earlier this spring as marketing times have shortened month over month.
Recent activity shows demand is still solid even with more homes available. Closed sales in June rose more than 8 percent from a year earlier and new listings increased nearly 28 percent, helping keep the market in a moderate seller’s position. About 28 percent of properties sold above list price and the average sale-to-list ratio hovered just under 99 percent, suggesting sellers can still achieve prices close to asking while buyers have room to negotiate.
