Blue Ridge currently leans toward sellers, with the market gauge pointing to a seller’s market even as conditions cool from earlier periods. Months of supply has climbed to about 4.2 in this rolling three-month view, up sharply from roughly 2.1 a year ago, signaling more options for buyers than in the recent past.
Prices are under pressure compared with last year, with the typical home value down about 11 percent year over year and median list prices lower by roughly 13 percent. At the same time, homes sold are up more than 30 percent from a year ago, showing that buyers are still active when properties are priced in line with current expectations.
Momentum has shifted beneath the surface, as pending sales have dropped more than 40 percent year over year while active listings are up about 13 percent. Homes are taking longer to sell, with median days on market edging up to around 36 days compared with just over a month last year, and only a small share are closing above the list price.
