Broadway’s rolling three-month numbers point to solid year-over-year price growth. The typical home value is up about 21% from a year ago, reaching roughly $391,000, while the median list price has climbed more than 6%. At the same time, homes sold in this period are down nearly one-third compared with last year, indicating fewer completed transactions even as values rise.

In the latest rolling three-month view ending in May 2026, inventory and supply show an interesting balance. Active listings are steady at 24, but months of supply has dropped to about 2 months, down more than half from a year earlier, which supports the current seller’s market designation. Yet the average sale-to-list price ratio is holding near 98%, suggesting sellers are still achieving close to their asking prices.
