Sellers are listing higher, with the median list price close to $581,975, up about 6.7 percent from the previous month, and projections point to a list price around $600,298 in March if trends hold.
Conditions still lean toward sellers, with only 2.2 months of supply and a seller’s market gauge reading of 16. Roughly 34 percent of recent sales closed above asking, and the average sale-to-list ratio is essentially at 1.00, showing buyers are paying close to list price even as about 15 percent of listings take a price cut.
