Prince William County is seeing a solid flow of listings and contracts. July ended with 1,688 active listings, up a bit from last year, while new listings slipped slightly year over year. Homes going under contract held steady, with pending sales up modestly versus last July even as closed sales dipped from June.
Pricing is holding firm despite this shift in activity. The typical home value in July was about $597,000, up slightly from a year ago even after a pullback from June’s peak. Sellers are still getting very close to what they ask, with the average sale-to-list ratio just above 100 percent and roughly one in three homes selling above list price.
Conditions are leaning toward sellers but are not overly tight. Months of supply has risen to 2.2, higher than earlier in the year but still below Virginia’s 3 months of supply, and homes are taking longer to sell, with median days on market up to 36 compared with last year.
