Prince William County is seeing a steady flow of homes, with 764 properties on the market and 507 new listings in February 2026. Inventory has inched up about 6 percent month over month and nearly 3 percent year over year, while pending sales are down almost 23 percent from last year at 474. Faster movement is emerging too, as the median time to go under contract dropped to 42 days, a 25 percent decline from the prior month even though it is still more than 60 percent higher than a year ago.
Pricing is showing resilience even as buyers have a bit more to choose from. The typical home value sits around $550,000, roughly 1.6 percent higher than a year ago and well above the Virginia average of $449,500, with no month-to-month change. Sellers are listing higher, with the median list price close to $581,975, up about 6.7 percent from the previous month, and projections point to a list price around $600,298 in March if trends hold.
Conditions still lean toward sellers, with only 2.2 months of supply and a seller’s market gauge reading of 16. Roughly 34 percent of recent sales closed above asking, and the average sale-to-list ratio is essentially at 1.00, showing buyers are paying close to list price even as about 15 percent of listings take a price cut.
