The typical home value is up a bit year over year, rising about 2 percent, but the number of homes sold is down more than 20 percent. New listings and pending sales have also fallen compared with a year ago, pointing to slower overall turnover.

At the same time, more than half of homes still go under contract within two weeks, so well-priced properties can move quickly.
