Year-over-year, North Shore’s rolling three-month data shows softer prices and slower activity. The typical home value is down compared with a year ago, even as the current figure sits around the mid-$600,000s. Homes sold over this period have also declined by roughly a fifth from last year, pointing to cooler demand.
Looking at the latest rolling three months through July 2026, conditions appear more balanced than in past years. Months of supply has surged to about 5.9, up sharply from last year’s lean inventory, while active listings are up more than 10 percent year over year, giving buyers more options and reducing urgency.
At the same time, homes are taking far longer to sell, with the median days on market now around 41 in this rolling view, dramatically higher than a year ago. Sellers are seeing less pricing power, as the average sale-to-list ratio has edged down and only a small share of homes, about 6 percent, are closing above list price. Despite these shifts, prices remain relatively high, and new listings have increased modestly over the past year, so both sides still have important decisions to make.
