Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Year-over-year, Nottoway County’s home values are trending higher, with the typical home value up more than 20 percent and the median list price rising over 50 percent. Compared with statewide numbers, prices are still far below Virginia’s median sale price, suggesting this area remains a more affordable option even as values climb.

In the latest June 2026 snapshot, inventory tightened compared with last year, with active listings down about 20 percent and months of supply up to 4.7, indicating more balance than the broader Virginia market at 2.8 months. Fewer homes are changing hands, as homes sold dropped over 40 percent year over year and new listings are down nearly 30 percent.

Recent listing activity shows a mixed pace: median days on market surged to 112, yet more than half of homes sold went for above list price and the average sale-to-list ratio is essentially at 100 percent. With pending sales still below last year but jumping sharply from May, both buyers and sellers in Nottoway County can benefit from an Agent Pronto–recommended real estate professional to help them navigate pricing, timing, and negotiations.

“Selling my first house could not have been a better experience! Debra, from day one was on point, very communicative and always answered all of my questions no matter what time of day it was. When i was worried about something, she was the reassuring voice that kept me at bay. If you just let her step back and do what she's been doing, magic happens. My house was off the market in 13 days at asking price. When i buy another house here in Texas, I know she has some connections here, so i will definitely reach out to her and refer as much as humanly possible. Thanks again Debra for making my transition smooth and amazing!!”

“James Strum is a trusted and seasoned provessional that delivers results. Jamie set expectations, provided guidance, prepared us for next steps and was always accessible for updates or questions. I felt informed and prepared for the each phase of the process. Attributed to his leadership, I remained positive as we navigated a couple of unexpected items. I would recommend James Strum to anyone looking to buy or sell (I've experienced both successfully under his guidance). Jamie makes the experience fun, even when it gets a little challenging. James Strum is the best!”

“We have known Judy for several years and always knew we would select her as our realtor when it came time to sell our house. She did an amazing job and we couldn't be happier! As people who believe in planning, we especially appreciated Judy's support as we got ready to put the house on the market. Our conversations regarding the sale of our home took place over many months ensuring that when listing day came we were more than ready. Judy is exceptionally knowledgeable on the northern Virginia market and all of her recommendations were on point. Our house sold in one weekend with multiple competitive offers and we give Judy the credit. She priced the house appropriately and marketed it exceptionally well. While selling a house is never easy, Judy made the process as painless as possible and was there to support us throughout the process. We would highly recommend Judy.”

“Debbie not only helped us find exactly what we were looking for, and where, but she helped us set up the sale of our previous house, and helped us negotiate consecutive closing dates as well as a possession maintenance period of our previous house in order to make our move easier. Having now worked with her on a sale and a purchase, plus her having done wonders for other family members, we would recommend her to anyone looking to purchase a home.”

“I cannot recommend Wes Sparks at eXp Realty highly enough! My father and I recently worked with Wes to sell my father's home, and the entire experience was seamless, professional, and incredibly successful. From our very first meeting, it was clear that Wes is an expert in his field. He brought a wealth of market knowledge and a strategic approach that gave us immediate confidence. Selling a family home can often be an emotional and complex process, but Wes handled everything with the utmost respect and patience.”

“Harvey Raffensperger at Iron Valley Real Estate was fantastic. We sold our home in Hampton in under three months, and honestly the whole process was way less painful than I expected. Harvey knows the local market well, kept us in the loop throughout, and was always easy to reach. The real test came when we ran into a really difficult buying agent — Harvey handled it calmly and professionally and kept everything from falling apart. We barely even felt the turbulence. If you're selling in the Hampton area, I'd go with Harvey without hesitation. Just a solid, trustworthy agent who gets the job done.”
