The typical home value is up about 4 percent from a year ago and the median list price has climbed more than 17 percent, even as homes sold over the period fell more than 20 percent and pending sales also declined.

Active listings are up about 22 percent from a year earlier and months of supply has jumped from roughly two months to around four, yet the area still leans toward sellers compared with the broader Virginia Beach market, which sits closer to two months of supply.
Conditions on the ground show a slower, more deliberate pace than last year, with the median home now spending about 50 days on the market and only a small share selling above asking.
