Inventory in Grant County has expanded meaningfully in recent months. Active listings climbed to 562 in May, up about 18% from April and modestly higher than a year ago, while new listings jumped more than 40% month over month. Months of supply has risen to 6.4, well above Washington’s 3.2 months, signaling a more balanced environment between buyers and sellers.

Contract activity is moving, but not as brisk as last year. Pending sales increased nearly 18% from April to May, yet closed sales were down about 19% compared with a year earlier, suggesting some buyers remain cautious even as options grow. Homes are taking longer to sell than last spring, with the median days on market at 47, but that is still an improvement from the winter peak of 77 days.

Pricing is adjusting to this higher supply and more moderate pace of sales. The typical home value in May was about $368,000, down nearly 8% year over year, while the median list price has slipped slightly compared with last year as sellers respond to buyer sensitivity. Despite this, the average sale-to-list ratio is holding close to 99%, and roughly 17% of homes still sell above the list price, showing that well-priced properties can attract strong interest.
