Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).

Inventory in Grant County has been building, with active listings up to 612 and rising about 6 percent over the past year. At the same time, months of supply has climbed to 6.1, more than doubling year over year and signaling conditions that favor buyers. Contract activity is softer, as homes sold are down nearly 15 percent from last year and new listings have fallen almost 29 percent.

Prices are adjusting to this slower pace. The typical home value is about $361,000, edging down nearly 2 percent from a year ago, while the median list price is slightly lower than last year as well. Sellers are also seeing fewer aggressive bids, with only about 11 percent of homes closing above list price and the average sale-to-list ratio sitting just under 99 percent, indicating buyers have a bit more room to negotiate.

Homes are still moving, but at a measured speed, with a median of 37 days on the market and only about one in five going off-market in two weeks. Compared with Washington overall, Grant County has lower prices and a higher 6.1 months of supply versus the state’s 3.4 months, underscoring its stronger tilt toward buyers. With the county currently labeled a buyer’s market, both buyers looking for value and sellers aiming to stand out can benefit from Agent Pronto’s help finding the right local real estate agent.

“Phillip and his whole team did a great job moving quickly to help me snatch up the perfect house before anyone else at a time when the inventories were tight and competition with other buyers was fierce. They combed through listings and were super responsive working any day of the week, and helping me negotiate the price lower even though it was a sellers market. Great job! They are nice very people and a pleasure to work with.”

“Jordan was right there the whole way. It was a long journey for our family. We had to wait to sell the house for various reasons, but Jordan was with us as we prepared. I always felt like she knew our unique situation, while also being in tune with the market in the area and the larger real estate trends and issues. Her being there with answers to questions and great connections for people to address issues that came up helped us more than I can find words for. Besides being personally connected, she was also honest and forthright with reality all along the way. It was refreshing and reassuring. “Heather is the top of the game from what I've seen in other realtors in the years we've been dreaming of a home. She has excellent communication, gets things done on time and correct, has exceptional networking in the real estate community and is a pleasure to work with. Homebuying is stressful especially for first time homebuyers, but she makes it all digestible, easy to understand, and most importantly will be candid about properties rather than telling you what you want to hear. She sets the standard for realtors because she cares about what she does. I will recommend her first to any and all family and friends in my area.”

“Corey is so knowledgeable about the real estate field. He anticipated the repairs that would be recommended by an inspection and we had those done in advance. So when the house went on the market, we had an offer in three days! In three weeks we were closed. I credited this to the preparation that Corey had us do in advance.”

“Selling this home was one of the biggest and most emotional transitions of our lives. It wasn’t just a house, it was my childhood home, filled with decades of family memories, and Marv understood that from day one. This sale involved far more than simply listing a property. There were improvements, contractors, inspections, negotiations, title questions, and countless moving pieces leading up to closing. Throughout it all, Marv remained steady, responsive, and focused on solutions whenever challenges arose. What we appreciated most was his ability to balance professionalism with genuine care. During moments when the process felt overwhelming or emotional, he helped us stay focused on the bigger picture and guided us with patience and experience. By the end, we didn’t just feel like we had successfully sold our home, we felt supported through an important life transition. We are deeply grateful for everything Marv did and would recommend him without hesitation.”

“Mae is such a pleasure to work with, not only is she very knowledgable and capable of maximizing the profits on the property she posseses the ability to be kind, courteous, professional and provides exceptional service overall. We listed our house when the market was not moving too much but Mae did open houses numerous times to get people in to see the property to maximize the potential for us to get a buyer within a reasonable time frame. She assisted us with many facets of preparing the home as we were abroad during the process and she made everything very simple for us! She is an extremely valuable professional that I would highly recommend to anyone!”

“For the past 10 years, Jim Aklin has been our trusted realtor for both buying and selling homes, and I can confidently say I wouldn’t trust anyone else. His knowledge of the real estate industry is exceptional, and he has an incredible ability to understand any market and create the right strategy for success. Our most recent experience with Jim was selling our condo in April 2026. Even in a slower market, with multiple similar condos competing against ours, Jim’s expertise made all the difference. He provided valuable staging recommendations, priced our home correctly, and within just 30 days found a couple who purchased our condo at the price we were hoping for. What truly sets Jim apart is his personal approach. He genuinely cares about his clients and brings a level of trust, communication, and dedication that makes the entire process seamless. Hands down, the best buying and selling experiences we’ve had, and I can’t recommend him highly enough.”
