October’s finalized data reported the typical value of a home in the neighborhood to be $1,050,000—up 18.64% over the previous 12 months. For comparison, city-level data pegged home values at $900,000 in Seattle for the most recent reporting period. That number is expected to float around $923,750 in November.

Loyal Heights had 42 new listings and 41 listings that went under contract in October, decreasing the area’s total available inventory to 20—down 20.0% from the previous month. Inventory is projected to have further decreased in November.

The median listing price for homes in Loyal Heights fell 0.5% from September to October, bringing the current median listing price to $995,000. Based on projected data for November, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
