North Beach’s rolling three-month data through April 2026 points to softer prices but stronger activity than a year ago. Typical home values are down about 15 percent year over year, while median list prices have fallen nearly 20 percent. Even with those declines, homes here remain significantly pricier than the broader Seattle market, where the median sale price is around $861,000.

Recent activity shows buyers are still moving quickly when the right home hits the market. The typical home value over the latest period sits around $1.28 million, with a median list price near $1.14 million and a median of just 6 days on market. Inventory remains very tight at only about half a month of supply, well below Seattle’s 2.8 months, which helps explain why roughly three-quarters of listings go off the market within two weeks.

Over the past year, the number of homes sold in North Beach has risen, and rolling three-month sales are up about 17 percent compared with last year. New listings, however, are down more than 20 percent year over year, so buyers face limited options even as prices ease. The share of homes selling above list has slipped to around 23 percent and the average sale-to-list ratio now hovers just above 100 percent, signaling more balanced negotiations than in previous hot cycles.
