New listings reached 357 in February 2026, even though that total is nearly 9.85 percent lower than a year ago. Buyer activity has cooled, with around 242 pending sales and a steep 31.83 percent drop in contracts compared with last year.
With homes taking a typical 75 days to go under contract, properties are moving more slowly than a year ago even after a 10.71 percent month‑over‑month improvement. This mix of more supply and softer demand still leans toward sellers, reflected in a 4.6 months’ supply and a seller’s market gauge of 35.
Prices are adjusting to these conditions. The typical home value in Durham is about $399,000, which is down 7.21 percent from last year but up 3.64 percent from the prior month, and it sits above the Durham County typical value of roughly $383,500. Sellers are giving a bit more room on price, with about 26.55 percent of listings seeing a price drop and homes selling for about 97.72 percent of list, while only 15.38 percent close above asking.
