Sam Benner

Sam Benner is a third-generation Venturan and a REALTOR with Y Realty, working out of an office on East Santa Clara Street in downtown Ventura.

He did not start on the sales side. His first two years in real estate were spent in escrow and title insurance, from 2011 to 2013, which meant he saw the inside of hundreds of Ventura County transactions before he ever took a listing. He got his license in 2013 and has been selling here since. Along the way, he ran four offices in the county and spent as much time training newer agents as closing his own deals.

Sam works at the neighborhood level rather than the city level because pricing in Ventura County changes street to street. He publishes in-depth guides to each of Ventura's eight districts, from the Westside to the East End, and leads with education rather than pressure. The idea is simple: understand a place before you commit to it.

He represents buyers and sellers across Ventura, Oxnard, Camarillo, Ojai, Santa Paula, and Thousand Oaks. He also handles probate, trust, and inherited property sales, divorce and court-ordered sales, senior downsizing transitions, and commercial lease work for local business owners. Those sales run on a different clock than a normal listing, and they need someone who already knows the process.
