Santa Rosa Valley’s rolling three-month numbers point to more homes for buyers to consider. Active listings are roughly flat year over year, but new listings have jumped by more than 40 percent, signaling more owners are testing the market. Even with that increased flow, only six homes closed in the latest period and pending sales are down sharply from a year ago.

Pricing has been relatively steady, with the typical home value up modestly year over year. At the same time, the median list price is down compared with last year, suggesting sellers may be adjusting expectations to meet buyers in the middle. Despite this, about two-thirds of recent sales closed above the asking price and the average sale-to-list ratio is just over 100 percent, indicating that well-positioned homes can still draw strong offers.

Months of supply has risen dramatically from a year ago to around seven months, while the median days on market has dropped to about a month, meaning desirable homes can move quickly even in a higher-supply environment.
