Sandra made it so seamlessly and easy. She had a weekly check list of items to make sure that we're getting done so we stayed on track. She met us for our final walk thru and then went back AGAIN for another final walk thru since the home wasn't up to par for closing. Her attention to detail and asking the questions we didn't even know to ask was a HUGE asset to us. We also were house hunting from out of state and she still managed to make it seem effortless and easy.

Sandra set the bar so high for any future home purchases or sales. She quickly narrowed down what we were searching for even though we initially had a list of over 50 potential homes we were interested in. She was so patient and answering any and all questions no matter what time of day it was. She was so responsive and followed through with any requests or questions we had. She was very polite and friendly and was such a gem to work with. We would love to have her help us again whether it's selling this home (whenever the time comes- military) or if we were ever to purchase another home in the area.

From the first meeting with Sandra, we were impressed with her knowledge of the area and market. She listened carefully to our concerns enough to understand them and remove our worries. That allowed us to submit to her expertise and everything worked out perfect.

How we met: Sandra Nichols assisted my wife and I when we were searching for a rental property in the Hays and Comal county area 5-years ago. She worked very hard for us as we had less than good credit at the time. This required us to look at rentals scattered around the area but Sandra never faltered nor ever seemed to be frustrated at all the travel or when we were rejected from a property - she just kept searching. Sandra did such a great job for us then, it was a no brainer to have her assist in finding us a home to buy. Present day 2022: Sandra Nichols is an amazing agent! She went above and beyond as we searched for homes all over Central Texas. Many of the homes were outside Sandra's MSA but she stuck with us even though there was the possibility of having to split a commission. She provided knowledgeable feedback, guidance materials, answered all our questions with patients and never made us feel that we were asking "dumb" questions. She went to every showing and appointment (appraisals, inspections, and closing). We were never alone as she communicated with the mortgage company, provided options for lenders, home owner's insurance, home warranty companies, etc. We had an advocate through every step of the process. Words can't really express how we feel about Sandra Nichols and her relentless drive to provide excellent customer service. Sandra has helped us twice now and both times she was able to suggest a list price that moved our home quickly. She’s also able to produce very accurate projections when it comes to numbers and she very high expectations when it comes to making the most of a property. She is extremely detailed and asks questions when needed. Nothing gets by her in a deal, she does research and understand transactions from start to finish.

We couldn’t ever ask anything more of Sandra. We aren’t always easy to work with but she always stays calm and patient and keeps her vision on the long term outcome.

We were new to the area and Sandra Nichols was kind enough to drive us around and show us several areas that were close to work. She also pointed out some landmarks, showed us various communities and provided us with general knowledge about the area. It was very helpful to us!

Sandra listened carefully to what my wife and I wanted in a property. She answered all our questions and guided us through the process of buying rural property, a new experience for us.
