September’s finalized data reported the typical value of a home in the neighborhood to be $2,600,000—down 24.64% over the previous 12 months. For comparison, city-level data pegged home values at $1,050,000 in Los Angeles for the most recent reporting period. That number is expected to float around $1,058,750 in October.
Venice Canals had 6 new listings and 5 listings that went under contract in September, increasing the area’s total available inventory to 8—up 14.29% from the previous month. Inventory is projected to have further increased in October.
The median listing price for homes in Venice Canals grew 9.61% from August to September, bringing the current median listing price to $2,737,000. Based on projected data for October, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
