Marina’s housing market is moving quickly, with just 20 homes for sale and only 2 months of supply in February 2026. Buyers acted fast, putting 17 homes under contract while only 10 new listings came on the market. With inventory down 25.93% from last month and 20% lower than a year ago, options are tightening for those shopping in the area.
Prices are responding to this tight supply and strong demand. The typical home value in Marina reached about $934,000 in February, up 13.21% year over year and 6.44% just since last month, well above Monterey County’s $837,500 typical value. Median list prices climbed to roughly $951,500, a 7.1% monthly increase that signals sellers are testing higher price points as homes sell faster.
Homes are also moving off the market much more quickly, now taking a median of only 14 days to go under contract, which is about 54.84% faster than last month and 71.43% faster than a year ago. Even with this speed, roughly 30% of listings saw a price drop and only about 20% sold above list, aligning with an average sale-to-list ratio just under 0.99 that still favors sellers.
